Listing of the Day

Location: Flushing, Queens, New York

Price: $3.1 million

This three-bedroom penthouse in a new development in eastern Queens offers
private wraparound balconies, a duplex rooftop terrace and open views of the
Manhattan skyline.

The 16-story Tangram House West condo tower, which was designed by the
architect Jean-Gabriel Neukomm, has 105 residences (studios and one- and twobedroom units) and 27 penthouses (one- to four-bedroom units). It’s a mixed-use development in the heart of downtown Flushing that offers retail, residential, office
and hotel space.

“This is a first for Flushing,” said listing agent Eunice Chen, a sales associate with F&T
Group, which is developing the project in partnership with SCG America. “What
makes this unit the most special are the outdoor spaces and the Manhattan views.
You’ve got your own little haven up there.”

The roof deck, which features a built-in barbecue area with a Wolf gas range grill set,
is “very private,” she said. “No one is overlooking your terrace.”

Construction is complete on the lower floors of the building, and the penthouses
should be finished by late summer, she said.

When you come into the penthouse, the “first thing you see are the windows facing
Manhattan,” Ms. Chen said. “The apartment gets incredible light.”

The open-plan living room has sitting and dining areas, and the custom kitchen
features Miele appliances, stainless-steel sinks and faucets, Italian cabinetry from
Doimo and Italian stone countertops and backsplash.

Other design details in the 15th
-floor unit include a built-in gas fireplace in the living
room, French oak floors, floor-to-ceiling double-paned glass walls with privacy
tinting, 10-foot ceilings and a Miele washer and dryer in a laundry closet tucked
under the staircase to the roof, according to the listing.

The primary bedroom suite, which is in a separate wing, also has open views of
Manhattan. The five-piece primary bathroom features a Toto bidet toilet, double
vanities, a standing shower, a soaking bathtub and radiant floor heating.

The penthouses have better finishes than the other units, Ms. Chen said. “Everything
is just a little bit nicer.”

Stats
The 2,156-square-foot home has three bedrooms, three full bathrooms and one
partial bathroom. There is also 1,213 square feet of exterior space.

Amenities
Building amenities include an indoor heated swimming pool, tennis courts, a spa, a
Himalayan salt room, a sauna, two gyms, a yoga room, 1.5-acre walking gardens, a
dog park, barbecue areas, a library, a lounge, a party room and a children’s playroom.
The development also includes a 4DX movie theater (Regal Cinemas), a shopping
mall, restaurants and a 208-key Renaissance hotel.

Neighborhood Notes
“Most people love Flushing for its accessibility,” Ms. Chen said. “Everything is
walkable. There are hundreds of restaurants and good shops.”
“It’s becoming touristy as well,” she said. “The airports are so close and there are so
many hotels here.”
