According to the U.S. Census Bureau, Queens reported a new record population of 2,405,464 people, second of the NYC boroughs only to Brooklyn, and enough people to be the country’s fourth-largest city after Chicago and Los Angeles. The growth of Manhattan-adjacent neighborhoods like Long Island City and Astoria is a key factor in the influx, but they are not the only ones attracting new residents: Tangram, a new multi-building development in downtown Flushing, saw Tangram House South, its first of two residential towers, rapidly sell out. The second tower, Tangram House West, topped out construction in spring 2019 and is gearing up to open this year.

Sales are now underway at Tangram House West from $693,081 for studios, $914,291 for one-bedrooms, and $1,310,348 for two-bedrooms. A three-bedroom, 3.5-bath penthouse measuring 2,156 interior square feet and featuring a 1,123-square-foot terrace with wet bar is also listed for $3,122,915, making it the highest-priced luxury listing in Flushing.

Tangram House West comes in well below the Manhattan median prices, which range from $765K for studios to $4.8 million for three-beds (figures per CityRealty listings), while offering luxe interiors and an extensive amenity package. Additionally, a 421-A tax abatement is in effect to further bring monthly costs down.

Fully furnished studios offer such ingenious storage solutions as built-in bookshelves, pull-out dining tables, and Murphy beds so as not to waste an inch of space. At the other end of the spectrum, 27 penthouse units feature upgraded appliances and finishes, primary baths with elegant fixtures, and gas grills on the terraces of select units.
“After the immense success of the residential Tangram House South’s quick sellout after launching in 2017, we’re looking forward to welcoming an equally eager group of buyers to Tangram House West” – Helen Lee, Executive Vice President, F&T Group

Designer Jean-Gabriel Neukomm of JG Neukomm Architecture describes his designs for Tangram House West as “driven by a sense of modernism, but a modernism that’s been made warm and enveloping.”

The units feature:

  • Curtain wall windows with sweeping skyline or lush garden views
  • High ceilings
  • Engineered wood flooring
  • Kitchens with high-end finishes and Miele appliances
  • Primary baths with premium Italian floor and wall tiles, Toto toilets, double vanities, elegant soaking tubs, and glass walk-in showers
  • Private outdoor space in select units

An impressive amenity package includes:

  • Doorman and concierge service
  • Garden with grills, seating areas, and a Japanese teahouse-inspired Pavilion with lounge and meditation areas
  • Tennis courts
  • Children’s playground
  • Outdoor dog run
  • 8,000-square-foot health and wellness club with fitness center, lap pool, vitality pool, sauna, and salt room
  • Library
  • Lounge
  • Children’s playroom
  • Porte-cochere

Residents also enjoy direct access to Tangram’s retail component. The Regal Cinemas 4DX movie theater is the first new movie theater to open in Flushing in 35 years, and the first 4DX theater in Queens. A 24,000-square-foot food hall and beer garden is home to restaurants like Xiao Long Kan Hot Pot, Meet Fresh, and Ju Qi. At the height of the pandemic, developer F&T Group partnered with charitable organization Asians in America to deliver meals from the restaurants at the food hall, as well as from its other food tenants, to first responders.

Additional retail tenants at Tangram include Goldfish Swim School, Funzy Play, Queens Baby Store, Muze Salon, and OrangeTheory Fitness. Tangram also features 48 office condos as well as a 208-key Renaissance New York Flushing Hotel, the brand’s first in Queens. It is expected to open later this spring.
